Persistence in Real Estate – Are You on the Roller Coaster?

I was recently involved in a very unpleasant situation. I hired a carpet and tile cleaning service to go into my home and clean things up a bit. Even though we had never used this particular company before, they came recommended.

They come in. They quote cost. They begin. The project takes longer than they expect, and they will need to finish up the next day. However, since the company began applying their chemicals early on day one, those chemicals “sat” on the flooring for six or eight hours and, as a result, created thousands of dollars of damage.

There’s a lot more to this story—much more drama than you really have to hear. But, to “fix” the problem, to handle insurance companies, to obtain bids, and to contact attorneys in order to confirm that everything is done in our best interest takes some time, attention to detail, determination, and lots and lots of tenacity.


Tenacity in Real Estate

There are many circumstances in real estate that require a considerable amount of tenacity. Here are several scenarios when it’s game on—where you need to be determined and persistent so as to get the job done right.

  1. When You Must Make a Value Dispute. It’s possible that late in the short sale process, the lender may advise you that your buyer’s offer does not align with the property value and that they are seeking a higher purchase price. If you disagree, you will need to conduct a value dispute. Preparing the value dispute, showing it to the lender, and making a convincing argument is often what it takes in order to get your short sale approved.
  2. When You Are in a Seller’s Market. A seller’s market means that there are few homes on the market, and (as a result) there are generally multiple offers on desirable properties. Often times, this means that agents need to write lots and lots of offers in order to get a single buyer’s offer accepted. This doesn’t mean that you should give up. Writing a clean offer, sending it over with all of the correct attachments, and making it easy to download will go a long way towards getting your client’s offer accepted—and a little bit of sticktoitiveness will help, too!
  3. When You Cannot Surpass Gatekeepers. Some agents never answer the phone. You cannot get information about the property, and you cannot confirm that they have received your offer. You’ve got to be strategic and persistent in order to follow up and get the information that you need.

Working as a real estate agent can be tough. But, if you wish to prosper and close lots and lots of deals, you cannot give up. You have to be dedicated, patient, and determined. Getting a deal closed is like riding a roller coaster. It has a bunch of ups and downs. But it’s lots of fun!
